By engaging underutilized urban land, reclaiming abandoned structures and building on vacant property, the Jackson Street Master Plan will provide the urban texture and scale currently missing from downtown's large-scale developments. Its civic contribution will be to create an area of interest for both local residents and visitors. Economically, the development, construction and operation of Jackson Street will create jobs, generate significant tax and fee revenues for the City, increase downtown property values and create incentives for the future redevelopment of the adjacent Warehouse District. Its restaurants, clubs and entertainment offerings will help solidify the districtís image as a local, regional and national tourist destination while supporting existing downtown, sports and convention venues and the new ASU and University of Arizona facilities. Attainable housing and non-traditional office space will encourage light rail ridership, help reduce commuter traffic and establish Jackson Street as the clear nexus of Phoenix's creative community. "Green" development principles and increased density will allow for intelligent growth while helping to reduce consumption and achieve greater energy efficiency.
